We realize that selling your home is very personal and often filled with emotions and concerns. Having a pre-listing home inspection can point out issues deficiencies or maintenance issues that could tie up the sale of your home.
A pre-listing inspection must be completed before the home is listed with a realtor. In fact, it is probably a good idea to have this inspection at least a month before you list the home for sale. A pre-listing inspection gives you forsight and time to get estimates and make corrections before placing your home on the market, giving you the best possible position for selling your home. It permits you to make some, or all, of the needed repairs ahead of time so that defects won't become negotiating stumbling blocks later. It also allows you to evaluate your home through the eyes of an objective third party. How will a prospective buyer see your home? How can you maximize that critical first impression?
A pre-listing inspection can reduce the Caveat Emptor (let the buyer beware). It may encourage the buyer to waive the inspection contingency. It will relieve the prospective buyer's concerns and suspicions. It reduces your liability by adding professional supporting documentation to your disclosure statement.
